Like the Central Coast as a whole, the East Coast (South) has experienced amazing capital growth over the last two years. However, it still sits within your budget which is most important. 
 
Housing is majority new modern architecturally designed homes. Often older houses have been knocked down with new modern homes rebuilt. Styles can vary in the region but are generally brick with a rendered finish and colourbond roofing. The terrain is hilly in parts (Avoca and Copacabana) and flat elsewhere (Terrigal and Wamberal). 
 
Supply on the East Coast (South) is steady, with good properties available online and off-market. Opportunities are presenting themselves 2-3 streets back from the beach that tick most boxes of your brief. Properties closer to the water are selling for over $2M across the region.
 
Properties in your price range will generally be in great condition and easily habitable with water views.
